Company's HQ is in Birmingham, AL but they have projects stretch to FL, GA, NC, TN, CT etc. Must be willing to travel if needed.

What You Will Be Doing

Weekly job progress updates to internal and external partners

Communicate effectively with capital partners, financial firms, project executives, teammates, construction and design professionals, engineers, consultants, etc.

Control project finances and constantly update the budget

Contract management for consultants, vendors, architects, general contractors

Review, understand and process pay applications, including schedule of values, sworn owner statements and lien waivers

Comprehend contracts and how to enforce them

Update reforecasts and modify projections based on current state of the project and future progress

Change order review, negotiation and execution or refutation

Enforce quality controls, safety measures and design parameters on project job sites

Meet with the project team regularly to review the project status and discuss anticipated issues

Manage the RFI and submittal coordination process

Understand construction project scheduling and manage the critical path and the updates/changes to it

FF&E purchasing and implementation

Regular site visits as required

What You Need for this Position

More Than 7 Years of experience and knowledge of:

Bachelor's degree in Real Estate Development, Construction or related field.

7+ years in project management in actual construction

Experience with multifamily/Assisted living/Student housing or Apartment is a must

Must have current experience with material status log ,submittals process ,buy out process etc

Proficiency in verbal and written communication skills

Ability to manage upwards of 2-3 projects and balance the workload of each of these projects and other initiatives successfully

History of being a self-starter who has the ability to collaborate in a team environment

Aptitude to develop long-term relationships with our external team members

Ability to maintain professionalism in high stress and tense situations

Mastery in good listening, negotiation and problem solving

Able and willing to travel to job site if needed.
