JOB DESCRIPTIONMAINTENANCE TECHNICIAN .and.ndash; Commercial PropertiesSUMMARYThe Maintenance Technician is responsible for completing building maintenance and perform unit make-ready duties primarily painting on commercial buildings. The position reports to the maintenance supervisor or property manager depending upon the staffing.ESSENTIAL FUNCTIONS.and.middot; Demonstrates continuous effort to improve maintenance operations, decrease turnaround times, streamline work process, and work cooperatively and jointly to provide quality seamless customer service.Responsible for completion of general maintenance tasks, including; service requests, turnover-functions and curb appealEnsure that the property is clean and free of trash, vacant spaces are clean and all common areas are well maintainedWork with and/or around paints, and other potentially hazardous materialsCompletes work orders in a timely and accurate manner. Cleans equipment and work environment after work is complete.Provides on-call maintenance service, as directed. Responds to emergencies, as required.Basic, comprehensive knowledge including; Painting, drywall repair, plumbing, appliance repair, electrical, pressure washing, and basic carpentryDiagnose and perform minor and routine maintenance/repair in a timely and professional manner. Assure all service requests are completed dailyFollow-up on completed and incomplete service requests to ensure satisfactionPromote good public relations with residents, co-workers, and company employees.
