Georgia Employer FACILITIES MANAGER in Savannah, Georgia

Responsible for the appearance, safety and functionality of multiple site locations including building, offices, stores, donation centers, job centers. Manages projects relating to buildings, grounds or the physical plant and provides technical knowledge and leadership for the facility operations. Supervises maintenance technicians as well as serving as the primary contact for vendors.Facility Management?Responsible for the monitoring of all essential building systems to assure systemsare operating correctly and efficiently. Such systems include: electrical, mechanical, plumbing, HVAC.Responsible for maintaining updated HVAC location maps, including Serial #s, Model #s, Tonnage and Install DatesResponsible for tracking # of tickets & cost associated with each HVAC unit. ?Directly or through supervision of workers or external vendors completes all necessary painting, structural repairs to masonry, woodwork, and furnishings of buildings, and maintenance of grounds. Responsible for maintaining CMMS system and records of all Work Orders including vendor cost, materials and labor cost per Work Order. (in coordination with admin assistant)Responsible for maintaining Work Order ticket scheduling calendar.Maintain Stores according to Goodwill Facility Standards.?Determine Responsibility for and Communicate all Work Order Requests to Landlords?Establish and maintain positive relationships with vendors, contractors, and employees.?Requisitions necessary tools, equipment, and building and maintenance supplies.?Provide information, advice and recommendations to solve problems and address facility related concerns. ?Ensure preventive maintenance is performed on all facilities equipment, site infrastructure and support facilities in compliance site requirements.?Maintains adherence to company safety policies and ensures the safety of associates and contractors.Quality Assurance?Inspects completed work for conformance to quality standards, specifications, or blueprints.Inspect One Store Per Technician Every Month.Document Inspection and Discuss Findings with Technician?Establishes or adjusts work procedures to meet organizational needs.?Analyzes and oversees resolutions of facility problems.?Coordinates all required building inspections. ?Complete and maintain necessary documentation and reports for compliance.Supervisory Responsibilities?Hires, trains, and directs work of Maintenance Technicians.?Motivates supervisors to achieve goals through supervision, coaching, goal setting, and training.?Reviews and evaluates performance of supervised employees.Qualifications?Bachelor's Degree plus 2-5 years facilities management experience or any combination of education and experience which would provide the necessary knowledge, skills and abilities to meet the minimum qualifications to perform the essential functions of this position.?Proven experience in facilities management, including experience in overseeing contractors and vendors.?Advanced knowledge of mechanical, electrical, and plumbing systems.?Proven experience managing budgets and purchasing.?Excellent attention to detail.?Excellent organizational skills.?Excellent written and verbal communication skills.?Excellent customer service skills and a commitment to high quality customer service.?Excellent computer skills including knowledge of Microsoft Office.?Must be able to travel on a daily basis to Goodwill facilities diagnosing / troubleshooting and completing repairs.?Possess a valid Georgia Driver's License and be insurable by company carrier.?Ability to pass Georgia Department of Motor Vehicle driving record check?Ability to effectively work with diverse populations.
