Port Authority of New York and New Jersey Asset Project Manager (project) in New York, New York
Reporting to the Program Director, Project and Asset Management Division of the World Trade Center Department, the Asset Project Managerwill be responsible for supporting the mission of the division by continuing the implementation of IBM Maximo asset management system to safely and efficiently maintain and manage all of the World Trade Center operational assets and asset systems. In addition, this role will be providing maintenance asset management coordination and required reporting with the Chief Operating Officer’s Enterprise Asset Management Office. The asset management position will enable management to make informed decisions in order to maximize the useful life of our assets and minimize their cost.
The Asset Project Manager will also assist Operations with oversight of the Site Wide Property Manager (SWPM) and other Operations group members to create and maintain effective and efficient operations of all Site Wide systems, sub-systems and assets including, but not limited to HVAC, MEP and SCADA. This position will also be responsible for development of any new elements added to the site and will interact with the Site Wide Property Manager Stakeholders, Vendors, Contractors and Utility Companies. This position will also be responsible for the integration of the MAXIMO (asset management) system as well as expansion, upgrades and report writing.
Responsibilities include but are not limited to:
Oversee Asset Maintenance and repair various support systems
Coordinate with Stakeholders and Utility Companies on work being performed on site.
Manage the timeliness of project management and development, includes schedule and budget.
Manage Vendors, Contractors and Consultants and also interact and manage various aspects of the SWPM staff for repair and maintenance of critical systems.
Mange capital projects, including capital project authorization and implementation.
Coordinate with WTC Security, Infrastructure, Operations and Maintenance to define user requirements and establish project plans.
Develop the facility priority and strategies to bring projects into capital plan and operating programs.
Assist in the preparation of departmental status report to Capital Planning and the PMO on a timely basis, while ensuring information is consistent and accurate.
WTC Operations is managing a vast collection and array of sophisticated and state of the art HVAC, SCADA and Mechanical Systems and needs an expert to weigh in on all elements of managing and maintaining them on behalf of the PANYNJ and its goals inclusive of LEEDS.

Candidates must present the following qualifications to be considered eligible for this position:
Bachelor’s Degree in Engineering, Architecture, or related discipline from an accredited college or university.
Minimum of seven (7) to ten (10) years of experience in project management, with demonstrated experience in managing engineers, designers, technical professional personnel, construction contracts, and working with security, operations and maintenance personnel.
P.E. License, Registered Architect or PMP Certification.
Ideal candidates will present the following profile:
Master’s Degree in Engineering, Architecture, or related discipline from an accredited college or university.
Experience with the new Capital Major Work Program procedures
Experience with system/software integration, such as Fire Alarm, Video Security and Access Control System.
Demonstrated record of achievement in project and program management, engineering design, architecture, and/or construction fields including establishment of project plans, setting priorities, and incorporating facility operations and security requirements into project plans.
Proven ability to manage projects of significant complexity and risk and effectively utilize limited available resources to achieve complex goals.
Demonstrated knowledge of the principles, methods and tools for developing, scheduling, coordinating, estimating, and managing projects and resources, including monitoring and/or reviewing costs, work, and contractor performance.
Demonstrated knowledge of Port Authority capital planning, authorization and management process and procedures to ensure projects are thorough and delivered efficiently.
Demonstrated analysis of problem solving, negotiation and conflict resolution skills.
Demonstrated decision-making skills and the ability to influence diverse work groups.
Proven ability to develop intricate program and project strategies to achieve business goals and to understand their impact on various stakeholder within and outside the Port Authority.
Excellent oral and written communication skills and interpersonal skills.
