Position Purpose:

Under supervision, to provide maintenance and janitorial service of all common areas, grounds, and wherever else as requested by the resident manger.

Essential Functions

Knows, understands, incorporates and demonstrates the THSC Mission, Visions and Values in behaviors, practices and decisions.

Oversee work of all outside contractors.

Maintain the preventative maintenance program that is in place at facility, such as:

  • Emergency generators

  • Heating, air conditioning and hot water systems

  • Compactors, dumpsters and elevators

  • Fire equipment

  • Lubrication of small motors

  • Filters

  • Light bulbs and broken windows

  • Familiar with all requirement of maintenance contracts

Repairs to the facility: drywall, minor plumbing, electrical and concrete, floor, appliance, general carpentry, caulking and grouting, touch up painting, door locks, doors and windows.

Coordinate renovation of vacant units:

  • Perform move-out inspection and prepare list of charge backs

  • Complete required renovation tasks

  • Initiate painting and cleaning of units

  • Inspect unit after renovation is complete

  • Inform manage unit is ready for occupancy

Salting of parking lots and sidewalks. Grounds maintenance – cleanup.

Responsible for cleaning all common areas, hallways and vacated apartments.

Assists manager with annual apartment inspections.

Position is “24 hour on-call” status as arranged with manager.

Working Relationships

Primary working relationships will be developed within facility in terms of personnel and residents. The Maintenance Technician will report directly to the Housing Manager. This position communicates with the Manager and residents to provide information to them regarding status of repairs and projects.

Minimum Qualifications

The incumbent is able to articulate and demonstrate a commitment to the Mission, Vision and values of THSC and to inspire active support of these in others.

Possess a minimum of a high school diploma.

Demonstrates a working knowledge of general maintenance skills, preferably with five years of related experience.

Vocational training in facility systems is preferred.

Strong interpersonal skills with employees and residents.

Physical and Mental Requirements and Working Conditions

Requires the ability to concentrate, meet deadlines and adapt to frequent interruptions.

Daily lifting, carrying, bending, standing and walking.
