Latitude, Inc. Commercial Title Examiner in Fort Lauderdale/Lakeland, Florida

Job Summary:

  • Search computerized and manual title information property records and determine instruments filed in public records affecting commercial property.

  • Thorough review of the title base to ensure that base title information is within company guidelines.

  • Correct errors in the title base and chain of title.

  • Review legal descriptions, enlisting complex mapping skills to eliminate exceptions that do not apply. Identify complex property boundary and ensure that the contract legal description and the record title legal description matches.

  • Determine and ensure that property has been researched properly and that information relating to parties involved and taxes are accurate.

  • Examine all documents in chain of title for validity including multiple and complex court cases utilizing advanced knowledge on legal descriptions, real property laws.

  • Perform research. Interpret and apply laws accordingly. Determine how apparent title is vested and what qualifies as an outstanding lien and/or encumbrance.

  • Examine easements to determine if the easement benefits the insured fee simple parcel(s) or if the easement burdens fee simple parcel(s) by third party.

  • After title is examined, it may become apparent that the order as taken cannot be filled. Work directly with Underwriting Counsel and member for approval.

  • Review survey and make appropriate, specific survey exceptions in Schedule B-II.

  • Organize title information and ensure the proper documentation of research evidence and outline of chain.

  • Prepare final product utilizing internal programs or a worksheet from which final product will be prepared.

  • Interact with internal and external customers to answer inquiries, solve issues, and discuss findings and documentation needed.

  • Participate in quality assurance review of examined products, pro forma and final policies prior to delivery to customer.

  • Mentor and train Senior Examiners in handling complex transactions.

  • Responsible for commercial claim files and/or work with claims counsel to resolve issues.

Job Specifications:

Education: High school diploma or equivalent.

Experience:

A minimum of four years? experience as a Title Examiner required
