Position Summary:

The/RESG Manager of Project Planning, Design, and Construction/manages the planning, design, and execution of construction, renovation, and infrastructure projects for a multi-site commercial real estate portfolio. Responsibilities include all aspects of planning & design (architectural/interiors/engineering); project management; space utilization and design standards; master planning and project budgeting; consultant/vendor management; and construction management. Directs, develops, and ensures compliance with RESG standards; construction quality standards; methods and materials; specifications; and policies/procedures. This key manager collaborates with project stakeholders to ensure customer expectations are achieved and oversees project development, programming, planning, design, and construction. This position relies on extensive experience and judgment to plan and accomplish goals. Provides leadership to an internal professional staff and third-party consultants and is accountable for the performance of the RESG Project Planning, Design, and Construction Team.

Essential Accountabilities

  1. Oversees and directs project planning, design, and construction activities, providing the necessary liaison between the customer, stakeholders, consultants, and the RESG function. Collaborates with stakeholders and directs architects, engineers, and consultants regarding project planning, programming, design, construction documents, and specifications. Collaborates with RESG management, as required.

  2. Oversees the performance of a professional team, consultants, and contractors/vendors. Ensures projects are planned, designed, and constructed per internal guidelines/standards and building codes/regulations. Ensures that projects are delivered on-time and within approved budgets; adheres to quality standards; and meets customer expectations and business needs.

  3. Manages planning and design for construction, installation, repair, and renovation projects, including preparation of bid documents, analyzing proposals, and managing relationships with consultants/contractors/service providers.

  4. Plans, schedules and coordinates projects. Develops project program and ensures compliance with project intent, quality standards, construction documents, and authorizes payment as work is complete.

  5. Responsible for project reports and presentations for department management, senior management, and System workgroups. Provides consultative support to business areas, and internal/external workgroups.

  6. Researches and recommends new technologies, materials, and methods; best practices; and process improvements.

  7. Develops and monitors the functional budget as it relates to expense and capital projects and space allocations.

  8. Responsible for directing and managing a professional and supporting staff to ensure functional objectives are achieved. Coaches, develops, and provides formal and informal feedback on performance. Implements personnel actions including establishing objectives; monitoring staff performance, work-load, and compliance with standards/policies/procedures; and oversees career/professional development, training, and continuing education. Recommends salary actions and other personnel actions including hiring, performance, disciplinary, and terminations.

  9. Ensures a safe environment for all building occupants, including external guests, by enforcing applicable codes and construction safety procedures.

    1. Identifies and implements strategies and innovative solutions that are designed to manage the delivery of design and construction services.

    2. Performs other duties as assigned or requested.

    Education and Experience

    • Required: Bachelor’s or Master’s of Architecture, with current licensure in the State of Ohio, or NCARB certification

    • 7 years of related experience as a Project Architect or Project Manager serving the commercial Real Estate industry

    • 3 years of Management/Leadership experience

    Knowledge and Skills

    • Proven abilities in commercial office building design and construction, including Architectural, MEP, and related building systems

    • Working knowledge of building codes; design standards; and construction materials, methods, and processes.

    • Experience with leading and developing people, multiple complex projects and programs effectively, and obtaining optimal outcomes.

    • Proficiency with establishing accurate and timely budgets.

    • Experience with coordinating effective communication across multiple functional units.

      Physical Demands and General Working Conditions

    Employees typically sit most of the day, work with a computer and answer/respond to phone calls. Physical movement consists of walking for meetings, breaks, etc. Ability to lift items weighing approximately 20 pounds on a limited basis is required. Employee will be required to travel by car/air.
